Habitat for Humanity of Monroe County Launches

Project Double Impact: A Sustainable Solution to the Housing Crisis!

[Monroe, MI – June 24, 2025] Habitat for Humanity of Monroe County is proud to announce the launch of Project Double Impact, a pioneering housing initiative designed to address Monroe County’s urgent need for both affordable homeownership and quality affordable rental options. For the first time in its 30-year history, Habitat Monroe will construct duplex-style homes, enabling the affiliate to serve two families in a single building, “doubling its impact” with each build. Each duplex will contain a main (owner-occupied) residence and a smaller attached rental unit. Rental income from the attached units will help respective homeowners reduce their mortgage costs.

This innovative approach fosters financial resilience and community stability for a diverse range of households below 80% of the median income, including low-income families, college students, singles, married couples, veterans, senior citizens, and essential workers. Sustainability is built into the model, as mortgage payments supported by rental income will help fund the vast majority of the duplex construction, ultimately creating a future income stream for the homeowners. 

This eight-building, sixteen-unit development is planned on the easterly 3.25 acre section of the larger Navarre Field area. This centrally located site will be conveniently accessible from a new private road off LaPlaisance Road and is situated near vital services. The project has been carefully designed to ensure that the existing football field will not be affected. The eight-building project will provide stable housing for 16 families while injecting $2.7 million into the local economy. The duplexes will be available in efficiency, two-bedroom, and three-bedroom models. They will feature community gardens and walkable access to schools, food, public infrastructure, and transportation. This will align with the City of Monroe’s strategic vision for housing and mobility for this site.

A generous matching grant from a private foundation is helping launch this initiative, doubling the impact of early investments in the project. Habitat Monroe has been challenged to raise $200,000 to fully unlock these matching funds, which will directly accelerate construction and increase the number of families served. To date, Habitat has made significant progress toward its matching goal and has six months left to secure the funds needed to complete this match. This moment presents a powerful opportunity for the community to come together and make an extraordinary difference. Every dollar donated will be matched, meaning a $5 gift becomes $10, and a $1,000 contribution becomes $2,000, doubling the power of every act of generosity. 

Project Double Impact is more than a housing development, it’s a community-building strategy. In the months ahead, Habitat Monroe will engage the community through education, outreach, volunteer opportunities, and local partnerships to bring this innovative project to life and expand access to housing for those who need it most.
